The National Association of Realtors reported in 2019 that 83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.
Every home is different, but the most common rooms to stage are the living room, dining room, family room, and the master bedroom.
The National Association of Realtors reported in 2019 that 1/4 of buyers’ agents said staging a home increased the dollar value offered between 1% to 5%, compared to other similar homes on the market that are not staged. On a $1,000,000 property, that’s an increased sales price between $10,000 to $50,000!
Is my stager experienced in my design style and price point? Review examples of their work to find a stager with the appropriate quality pieces to bring up the perceived value of your home.
We predominantly stage vacant homes but will stage an occupied home on a case by case basis.
Not all stagers are created equal and the quality of staging inventory can vary GREATLY! The first step is to ensure that the stagers are providing pricing for the same scope of services. From there, you should look to the quality of their furnishings on their website.
The goal of a staging is to help a buyer envision themselves living in the home. Staging should bring up the perceived value of the property. It is important that the quality of the furnishings is in line with the quality of the home.
YES! The biggest difference is the size of the rooms (which require more furnishings) and the scale of pieces needed to appropriately fill these spaces. Staging furniture should elevate the perception of a space, not lower it or be distracting to the showing experience.
An appropriately staged home will help your house sell faster and for more money. This is why we encourage people to evaluate not just the price of their staging, but the quality of the pieces that will be used in their home. A poorly staged home can be a detriment to selling.
We recommend keeping homes staged up until you are approaching the closing of your home. Unfortunately, sometimes homes fall out of escrow. It’s best to wait until both inspection and appraisal are completed.
Since every house and room is different, we need to see the home to give an accurate price. We price per piece which enables us to work within a budget as there is a range of pricing depending on which items are selected. For example, does the home require a 6 ft dining table or a 10 ft table? Does the LR need two seating areas or one, is there a need for a sitting room within the MBR? That’s an example of how the cost may vary depending on the needs of that home which is why we don’t have a set price per room.
